Prices are the lowest advertised monthly starting price on each BedR listing page on 31 October 2026. These are advertised listings identified through BedR's sitemap, not confirmed availability, and the figures are not bed-level rents because the listing data does not state the sharing type. Zone medians are medians of the lowest advertised price per property, not rents actually paid, single-room rents or citywide market rents.

1. Where Malad is and who looks for a PG here

Malad West and Malad East

Malad is a suburb in north Mumbai, in the Brihanmumbai Municipal Corporation's P-North ward. Malad station is on the Western line of the Mumbai Suburban Railway, between Kandivali to the north and Goregaon to the south, and the tracks divide the suburb into Malad West and Malad East. Malad West also has a large office and commercial area that extends from behind Inorbit Mall and Infiniti Mall, and Marve and Aksa beaches are also in Malad, on the coast to the west.

That split matters more than the word "Malad" on a listing. A PG in Malad West is on the Link Road side, with Orlem, Evershine Nagar, Mith Chowki and Chincholi Bunder among the labels on BedR. A PG in Malad East is on the Western Express Highway side, with labels such as Poddar Road, Haji Bapu Road and Rheja Complex. Crossing over means using the station bridges or a road crossing, so check which side your office or college is on first.

Who searches for a PG in Malad

Google's suggested searches for "pg in malad" on 31 October 2026 included Malad West and Malad East versions, "for female" and "for male", "pg in malad east dindoshi", "pg near mindspace malad west", "pg near malad station", "pg near lower malad metro station", "pg in malad west with food" and "pg in malad under 5000". In practice that means three groups: people working in the Mindspace and mall offices of Malad West, people who want a Western line station for the commute south, and people who use the Line 7 side of Malad East towards Goregaon East and Andheri East.

How far key places are from Malad station

Place (OpenStreetMap point)	Straight-line distance from Malad station	Why it matters for a PG search

Prices are the lowest advertised monthly starting price on each BedR listing page on 31 October 2026. These are advertised listings identified through BedR's sitemap, not confirmed availability. We give a median only where a group has at least ten listings. Medians are of the lowest advertised price per property, not rents actually paid, single-room rents or citywide market rents.

Most Malad listings named a side, which helps. Still, check the map pin: one listing filed under Malad West was titled "Kandivali West", and two Malad West pins were closer to a Line 7 station than to any Line 2A station.

Prices by distance from the station

Distance of the map pin from Malad station	PG listings (all labels)	Median starting price (₹/month)	Of which Malad-labelled
Up to 1 km	19	11,000	18
1–2 km	25	12,000	22
2–3 km	14	12,250	4
All within 3 km	58	12,000	44

Distance from the station made only a small difference here. Listings within a kilometre had a median of ₹11,000, and those 1–3 km out sat at about ₹12,000. Most of the 2–3 km band is the Goregaon and Kandivali edge of the circle.

Prices by who the PG is for

Label on the listing	All 58 PGs within 3 km	Median	Malad-labelled only (44)
Boys	36	11,750	30 listings, 7,000–22,000 (median 11,500)
Girls	14	12,000	9 listings, 8,500–20,000 (too few for a median)
Boys and girls	8	Too few for a median	5 listings: 9,500; 10,000; 12,000; 13,000; 30,000

Boys have the most choice in Malad. Girls-only listings were fewer: five in Malad West (₹8,500 to ₹14,000) and four in Malad East (₹11,000 to ₹20,000). Another five girls-only PGs on the Goregaon side of the circle started at ₹7,000 to ₹13,500. In a mixed PG, ask how floors, rooms and washrooms are split and what the entry rules are.

How the starting prices are spread

Advertised starting price (₹/month)	All PG listings within 3 km	Malad-labelled
Below 10,000	15	11
10,000–14,999	30	24
15,000–19,999	8	6
20,000–24,999	2	2
25,000 and above	3	1

Prices are the lowest advertised monthly starting price on each BedR listing page on 31 October 2026. These are advertised listings identified through BedR's sitemap, not confirmed availability.

No PG within 3 km started below ₹5,000, although "pg in malad under 5000" is a common search. The lowest starting price was ₹7,000, on one Malad East listing and two Goregaon West listings. Eight of the 11 Malad listings below ₹10,000 were in Malad East.

What the numbers do and do not tell you

Each figure is the "from" price for a property. Thirty-five of the 44 Malad pages also showed a price range, with upper ends from ₹10,000 to ₹30,000. The higher figures are probably for single or less-shared rooms, so treat ₹11,000 to ₹12,000 as a typical Malad starting point, not the rent for the room you will get. The one hostel listing within 3 km, a boys' hostel labelled Malad West, started at ₹16,000 and is kept separate from the PG figures. Deposits were not stated in the listing data, so we cannot give a typical figure.

Facilities shown on the listings

Facility tag on the listing	All 58 PG listings	Malad-labelled (44)
Wi-Fi	29	25
Geyser	29	25
Wardrobe	28	24
Security guard	25	17
CCTV	24	17
In-house kitchen	24	21
Study table	20	18
Air conditioning	15	14
Gated society	13	8
Lift	12	7

Facility counts are tags shown on BedR listing pages on 31 October 2026. A tag is the operator's description, not an inspection.

None of the listings tagged meals, although "pg in malad west with food" is a common search. The closest tag was "in-house kitchen", which may mean a kitchen you can use rather than food provided. If you want a PG with food, ask how many meals a day are included and whether the price changes without them. AC was tagged on 14 of the 44 Malad listings, so ask about it rather than assuming.

3. Getting around: trains, roads and metro

Malad station on the Western line

Malad railway station (station code MDD) is on the Western line of the Mumbai Suburban Railway. Its neighbours are Goregaon towards Churchgate and Kandivali towards Dahanu Road. If you work in Andheri, Bandra or further south, the local train is usually the main option, so test the platform crowding at your actual leaving time.

Metro Line 2A on the Malad West side

Metro Line 2A (Yellow Line) runs between Dahisar (East) and Andheri (West). Its stations on New Link Road include Valnai–Meeth Chowky, Malad (West), Lower Malad and Bangur Nagar, all opened on 19 January 2023. For Malad West PGs, 20 of the 23 listings had a metro station within 1 km of the map pin in a straight line, most often Malad (West).

Metro Line 7 on the Malad East side

Metro Line 7 (Red Line) runs from Dahisar (East) to Gundavali in Andheri East. Its Kurar and Dindoshi stations opened on 2 April 2022, and the section from Aarey to Gundavali, including Goregaon (East), opened on 19 January 2023. The line runs alongside the Western Express Highway. For Malad East PGs, 18 of the 21 listings had Kurar or Dindoshi within 1 km of the map pin in a straight line.

If you work or study in…	Areas to look at first	What to check on your visit
Mindspace or the Infiniti Mall side of Malad West	Malad West near Link Road, Chincholi Bunder, Evershine Nagar	Walking or auto time to your office gate at peak hours
Inorbit Mall, Lower Malad, Bangur Nagar	Malad West (south end), Goregaon West	Line 2A or road time along Link Road
Goregaon East or Andheri East offices	Malad East near Kurar or Dindoshi	Line 7 connection and the walk from your station to the office
Andheri, Bandra or the Churchgate side	Either side, close to Malad station	Western line crowding at peak hours
Kandivali or Borivali	Malad West (north end) or Malad East	Western line or Line 2A northbound

Metro information is taken from the linked sources checked on 31 October 2026. Check the latest official announcement before you base a move on a metro line.

4. Nearby options if Malad's own listings do not fit

Choose Malad East if…

You want the lowest typical starting price near the station. Malad East listings had a median of ₹11,000, and 8 of the 21 started below ₹10,000. Most were within 1 km of Kurar or Dindoshi on Line 7. You can browse PG listings in Malad East on BedR.

Choose Malad West if…

You work at Mindspace or near the Link Road malls and want Line 2A nearby. The 23 Malad West listings had a median of ₹12,000, and 22 of all the PGs in our data were within 1.5 km of the Mindspace point. You can browse PG listings in Malad West on BedR.

Choose the Goregaon edge if…

You want more girls-only options or work towards Goregaon. Ten Goregaon-labelled listings were inside the 3 km circle (median ₹13,000), and five of them were girls-only. Our PG in Goregaon guide covers that area in more detail.

Look a little further out

Another 30 BedR PG listings were 3–5 km from Malad station. They are not counted in the figures above, but they show what is just outside the circle:

Area (listing label)	Listings 3–5 km from Malad station	Starting prices (₹/month)	Median
Goregaon West	11	6,500–17,000	12,000
Jogeshwari West	6	5,000–30,000	Too few for a median
Borivali West and East	6	Six listings from 1,500 to 15,000	Too few for a median
Kandivali West and East	5	5,500–11,000	Too few for a median

Prices are the lowest advertised monthly starting price on each BedR listing page on 31 October 2026. These are advertised listings identified through BedR's sitemap, not confirmed availability. Context only; not included in the Malad figures. Two more listings, labelled Goregaon East and Andheri West, are in the evidence file. One Borivali East listing started at ₹1,500, which is probably a per-bed or placeholder figure.

5. Agreement, police tenant information and deposit

The agreement

Under section 55 of the Maharashtra Rent Control Act, 1999, a leave and licence or rental agreement for premises in Maharashtra must be in writing and registered, and the landlord is responsible for registration. The Department of Registration and Stamps runs an e-registration service for leave and licence agreements, which lets the parties prepare, sign and register an agreement online. PG arrangements vary: some operators sign a leave and licence agreement with each resident, while others use their own house rules and receipts. Ask the operator what you will sign, who pays any charges and how the paperwork will be registered.

Mumbai Police tenant information

Malad is within the Brihanmumbai (Greater Mumbai) area. The Mumbai Police tenant information page says a police NOC is not required to rent out a flat or house. It also says rental details can be given to the Mumbai Police online, by applying at the police station concerned, or by registered post. The online service covers only the Brihanmumbai Police Commissionerate's area, and the OTP goes to the owner's phone number, so the owner or operator usually submits it. Ask your operator to confirm the details have been submitted, and keep copies of your ID and agreement.

Deposit

The BedR listing data for Malad did not state deposits, and we did not find a fixed statewide deposit amount for PGs in Maharashtra in the sources we checked. The deposit, notice period, lock-in and refund timeline are set by the operator, so get all four in writing before you pay anything.

This section is general information based on the sources linked above, checked on 31 October 2026. It is not legal advice. Rules and procedures can change, so confirm the current position with the official portals, the operator or a lawyer.

6. PG or shared flat in Malad?

A PG is priced per bed or room and often includes services such as housekeeping or a kitchen. A shared flat means splitting a whole-flat rent, plus deposit, society maintenance and utilities, with your flatmates. This guide did not analyse flat rents, so do not compare the PG prices above with flat rents directly.

Point	PG	Shared flat
What you pay	A monthly price per bed or room, set by the operator	Your share of the flat rent, plus utilities and maintenance
Deposit	Set by the operator; not stated in the BedR Malad listings	Usually set by the owner for the whole flat; split between flatmates
Paperwork	Operator's agreement or house rules; ask how it will be registered	Leave and licence agreement registered under section 55
Flexibility	Often easier to move in and out	Changing flatmates or leaving early can be harder
Best for	Students and new joiners who want a simple start	Groups of colleagues or friends staying a year or more

7. Before you pay a token: viewing checklist

Check which side of the tracks the map pin is on, not just "Malad" in the listing name.
Make the trip to your office or college gate once at peak time, by the route and vehicle you will actually use.
Ask which sharing type the advertised price is for, and the price for the room you will actually get.
Get rent, deposit, notice period, lock-in and the refund timeline in writing.
Ask what the price includes: meals (how many a day), Wi-Fi, electricity, AC charges, laundry and housekeeping.
In a mixed PG, ask how rooms, floors and washrooms are split, and what the entry and guest rules are.
Visit after dark once, especially near the station and the highway side, to see how the lane feels at night.
Confirm the operator's identity and the exact address, and ask how they will give your details to the Mumbai Police.
Photograph the room, furniture and meter on move-in day, and pay through traceable methods such as UPI or bank transfer, keeping receipts.

Methodology note

BedR listing figures come from BedR's sitemap snapshot of 31 October 2026. We fetched all 740 Mumbai PG listing pages between 09:03 and 09:09 IST. All returned HTTP 200 (two after a retry), and 738 had structured data with a price and a map pin. From each page we read the lowest advertised monthly starting price, the map pin, the "who it is for" label, the PG or hostel label and the facility tags. The Malad sample is the 59 listings whose pins were within 3 km straight-line of the OpenStreetMap point for Malad railway station. Of these, 58 were PGs and 1 was a hostel (reported separately). One Malad West listing with a starting price above ₹1,00,000 was excluded as a likely data-entry error, and three listings filed under Malad West were excluded because their pins were more than 3 km from the station. Another 30 listings 3–5 km away are recorded in our evidence file for context but not counted. Medians are given only where a group has at least ten listings. The data does not state sharing type, so figures are per-property starting prices, not bed or room rents. Flat listings were not included. Search-volume data from Semrush could not be pulled for this article, so no search-volume figures are given. Related searches come from Google autocomplete on 31 October 2026. Google Search Console is not connected, so no Search Console data was used. External facts are linked to dated sources; check the latest position before relying on them.

Malad East had a median of ₹11,000 and Malad West ₹12,000. These are "from" prices per property, so ask which sharing type they cover.

Is Malad West or Malad East better for a PG?

It depends on where you are going. Malad West is on the Link Road side, near Mindspace, the malls and Metro Line 2A. Malad East is on the Western Express Highway side, near the Kurar and Dindoshi stations of Metro Line 7, and its listings were a little cheaper in BedR's data. Check each map pin before you visit.

Can I find a PG in Malad under ₹5,000?

Not among the PG listings in BedR's data on 31 October 2026. The lowest starting price within 3 km of Malad station was ₹7,000, and 11 Malad-labelled listings started below ₹10,000, eight of them in Malad East. Low starting prices are usually for shared rooms.

Is there a girls PG in Malad?

Yes. Nine girls-only PG listings were labelled Malad: five in Malad West, starting at ₹8,500 to ₹14,000, and four in Malad East, starting at ₹11,000 to ₹20,000. Within 3 km of the station there were 14 girls-only PGs in all, including five on the Goregaon side.

Do PGs in Malad include food?

The BedR listings we checked did not tag meals. Twenty-one Malad listings tagged an in-house kitchen, which may mean a kitchen residents can use rather than meals provided. Ask each operator how many meals a day are included and how that changes the rent.

Which metro stations are near PGs in Malad?

On the Malad West side, Metro Line 2A has Valnai–Meeth Chowky, Malad (West), Lower Malad and Bangur Nagar stations on New Link Road. On the Malad East side, Metro Line 7 has Kurar and Dindoshi stations along the Western Express Highway. Most Malad listings in BedR's data were within 1 km of one of these stations in a straight line.

Is police verification needed for a PG in Malad?

The Mumbai Police tenant information page says a police NOC is not required to rent out a flat or house. Rental details can still be given to the police online, at the police station or by registered post. The online form sends an OTP to the owner, so ask your PG operator to confirm the details have been submitted.
