The Maharashtra Rent Control Act limits security deposits to three months' rent. In Wakad, typical PG deposits range from one to two months. Landlords must refund the deposit promptly upon tenancy conclusion, assuming no damages or outstanding dues, as per the signed agreement.
A standard one-month notice period applies for terminating PG tenancy in Wakad. Tenants should submit their notice in writing. While not always ideal, WhatsApp communication threads can be admissible as proof in certain dispute scenarios.
Landlords are obligated to provide rent receipts for all payments. These receipts must clearly state the tenant's name, landlord's name, property address, amount paid, and the period for which rent is collected. Always insist on proper receipts for your records.
Insisting on advance payment before a property viewing.. Generic, professional photos used for multiple listings.. Agent demanding 'registration fee' before showing PGs.. Unrealistically low rent for prime Wakad locations.
