The Maharashtra Rent Control Act, 1999, caps security deposits at a maximum of three months' rent. In Malad, typical deposits range from two to three months. Landlords must refund the deposit promptly after tenancy ends, minus any legitimate deductions for damages beyond normal wear and tear.
A one-month notice period for vacating is standard practice for PG accommodations in Mumbai. Verbal agreements are common, but written notice via email or even a WhatsApp thread provides better legal admissibility.
Landlords must issue rent receipts for all payments received, as per law. Ensure receipts include the amount, date, property address, and landlord's signature. This is crucial for income tax purposes and dispute resolution.
Pressure for immediate booking payment without property viewing.. Broker claims 'exclusive' access to properties also listed on BedR.. Photos of a different, more luxurious property than advertised.. Unusually low rent for a prime Malad location, often too good to be true.
