The headline rent on a shared flat in Mumbai is almost always lower than a comparable PG. That number is also almost always misleading. Once you add electricity, food, maintenance, housekeeping, the broker fee on the flat, and the three months deposit that is now sitting with a landlord earning nothing, the maths often flip. This guide works through the real numbers by area so you can make the right call for your situation rather than being misled by the sticker price.

What You Are Actually Comparing

A flatmate arrangement means you co-rent a flat directly with one or more people. You each contribute to rent, deposit, utilities, and shared expenses. The flat is rented from a landlord under an 11-month Leave and Licence agreement. You have more privacy and more responsibility simultaneously.

A PG means you rent a bed or room in a managed property. The owner handles maintenance, common areas, and usually food. You pay one monthly amount and the owner handles everything else. The arrangement is simpler and the commitment is shorter.

Neither is objectively better. Which one suits you depends on your budget, how long you are staying, what kind of space you need, and how much complexity you want to manage.

Real Cost Comparison by Area

Andheri East

Cost Item	Shared Flat (1 BHK, 2 people)	PG (Triple Sharing)
Monthly rent per person	₹14,000 to ₹18,000	₹10,000 to ₹14,000
Security deposit per person	₹28,000 to ₹54,000	₹10,000 to ₹14,000
Electricity per person	₹800 to ₹1,500	Usually included
Maintenance charges	₹500 to ₹1,500 per person	Usually included
Food	₹5,000 to ₹8,000	Often included
Housekeeping	₹500 to ₹1,500 per person	Usually included
Total monthly spend	₹20,800 to ₹30,000	₹10,000 to ₹14,000
Total upfront cost	₹28,000 to ₹54,000	₹10,000 to ₹14,000

The difference is starker than most people expect. A food-included PG in Andheri at ₹13,000 per month is frequently ₹8,000 cheaper in total monthly spend than a flatmate arrangement where rent sounds lower but extras stack up.

Thane

Cost Item	Shared Flat (1 BHK, 2 people)	PG (Double Sharing, food included)
Monthly rent per person	₹9,500 to ₹13,000	₹9,000 to ₹12,500
Security deposit per person	₹19,000 to ₹39,000	₹9,000 to ₹12,500
Utilities and maintenance	₹1,500 to ₹2,500	Included
Food	₹4,000 to ₹6,000	Included
Total monthly spend	₹15,000 to ₹21,500	₹9,000 to ₹12,500

In Thane, the case for a food-included PG over a flatmate arrangement is particularly strong on total cost. The rent difference between the two is negligible but the extras on the flat side add up quickly.

Powai

Cost Item	Shared Flat (2 BHK, 3 people)	PG (Triple Sharing)
Monthly rent per person	₹11,000 to ₹16,000	₹11,000 to ₹17,000
Utilities and maintenance	₹1,500 to ₹2,000	Included
Food	₹5,000 to ₹8,000	Sometimes included
Total monthly spend	₹17,500 to ₹26,000	₹11,000 to ₹17,000

Powai is the one area where a three-person flat share can occasionally come close to competing with a PG on total cost, particularly in a well-located 2 BHK where the rent per person drops significantly with three people splitting it.

The Hidden Costs People Do Not Plan For

The deposit sitting idle. A 2-to-3 month security deposit on a flat in Andheri means ₹30,000 to ₹55,000 of your money is with a landlord for the full lease period earning nothing. That is money you cannot use, cannot invest, and will not see again until the lease ends cleanly.

Broker fees. Most flats in Mumbai still transact through brokers who charge one month's rent. On a flat at ₹28,000 per month, that is ₹28,000 split between flatmates but it is still ₹14,000 each on day one. PGs listed on BedR have no broker fee.

What happens when a flatmate leaves early. This is the one nobody thinks about when signing up. If your flatmate leaves before the lease ends, you are either covering full rent until you find someone new or breaking the agreement and losing part of the deposit. This is not an edge case in Mumbai. Flatmate turnover is high and people leave for jobs, cities, and relationships with shorter notice than they planned.

Utility disputes. Electricity bills fluctuate and the person who works from home uses more. Who pays first, how reimbursement works, what happens when the bill arrives at the wrong time in someone's salary cycle. These are small frictions that become large ones over time without a clear system.

What a Flatmate Arrangement Gets You That a PG Cannot

The cost analysis above makes PGs look like an obvious choice. They are not for everyone. A flatmate arrangement offers real advantages that matter depending on your situation.

Space and privacy. A 2 BHK shared with one other person gives you a private bedroom, a living room you actually use, and typically far more square footage than a PG room. If you work from home, the difference is significant.

Your own kitchen. A private kitchen means you control what you eat, when, and how much you spend. For people with specific dietary preferences or those who cook regularly, this matters a great deal.

Fewer rules. No curfew. No restrictions on guests. No landlord presence in your daily routine. A residential lease gives you considerably more personal freedom than most PG arrangements.

Who Should Choose a Flatmate Arrangement

You are staying for twelve months or more with someone you already know is compatible. You work from home and need dedicated space. You have specific dietary requirements that a shared kitchen solves. Your budget allows for the higher upfront deposit without stretching you.
