To find a flat for rent in South Delhi, choose your side of the city first: the Vasant Kunj and Munirka side near the airport road and JNU, the Saket, Malviya Nagar and Hauz Khas belt on the Yellow Line, the Lajpat Nagar, Greater Kailash and Kalkaji side to the east, or the Chhatarpur and Mehrauli belt further south. In an analysis of 7 full-flat listing pages in South Delhi identified through BedR’s sitemap on 25 October 2026, we found 6 usable advertised starting rents, ranging from ₹10,000 to ₹45,000 per month. These figures describe advertised listings, not confirmed availability. Before you pay, put the deposit and notice terms in writing, register the agreement if it runs longer than a year, and make sure the owner gives your details to Delhi Police.

This guide is for working professionals, couples, families and friends who want a whole flat in South Delhi rather than a bed in a PG. It covers which South Delhi areas BedR currently has flats in, what those listings advertise, how the main areas compare on metro access, and the paperwork that applies to renting in Delhi.

Quick comparison: South Delhi areas for renting a flat

Area cluster	Metro access (lines open today)	BedR flat listings (25 Oct 2026)	Advertised starting rents on BedR (₹/month)	Often suits
Vasant Kunj, Munirka	Magenta Line at Munirka and Vasant Vihar; Golden Line under construction	3	16,500 to 30,000	Airport side, Gurugram commuters, JNU and IIT side
Saket, Malviya Nagar, Hauz Khas	Yellow Line; Hauz Khas also on Magenta	0	Not available	Office-goers who want a direct metro to central Delhi and Gurugram
Lajpat Nagar, Greater Kailash, Kalkaji	Violet Line; Magenta at Greater Kailash, Kalkaji Mandir	0 usable	Not available	Nehru Place, Okhla and Noida side commuters
Chhatarpur, Mehrauli belt, Dera Mandi	Yellow Line at Chhatarpur	3	10,000 to 45,000	Lower budgets, larger homes, Gurugram side

Clarification: rents are advertised starting rents on BedR full-flat listing pages on 25 October 2026, not confirmed rents or availability. With only six usable listings, we show ranges and no medians. Area clusters are our editorial grouping, not official zones. “Not available” means BedR had no usable flat listing labelled in that area on that date.

1. What BedR’s South Delhi flat listings show (25 October 2026)

How we measured this

We took every Delhi and New Delhi listing URL in BedR’s sitemap on 25 October 2026 (33 pages) and kept those whose map pin falls in South Delhi, which we define broadly as south of latitude 28.56° N and east of Dwarka. That left seven full-flat pages and three PG pages. We recorded the advertised starting rent on each page. We left out one flat advertised at ₹4,000 in Sangam Vihar, which is implausible for a whole flat. PG prices are a different product and are reported separately below.

Listing locality (as labelled on BedR)	Type	Advertised starting rent (₹/month)
Dera Mandi	Flat, size not stated	10,000
Munirka	Flat, size not stated	16,500
Chhatarpur	Flat, size not stated	18,000
Vasant Kunj	1 RK	19,000
Vasant Kunj	Flat, size not stated	30,000
Chattarpur	Flat, size not stated	45,000

Clarification: these are starting rents as advertised by owners on BedR on one date, from a very small sample. They are not a South Delhi market average, they are not confirmed rents, and they do not show that a flat is still available.

What the listings do not tell you

None of the seven flat pages states the furnishing level, deposit, carpet area or monthly maintenance, and only one states its size (a 1 RK). A ₹16,500 flat and a ₹45,000 flat may differ in size, furnishing and building type, not just location. Ask every owner the same five questions before you compare: BHK, carpet area, furnishing, deposit and maintenance.

The amenity tags on the pages are entered with the listing. Five of the six usable flats are tagged as being in a gated society, and the higher-priced Vasant Kunj and Chattarpur listings also list a security guard and parking. Confirm these in person.

Searches are concentrated in a few neighbourhoods

Semrush’s India database (checked 25 October 2026) shows about 880 monthly searches for “flat for rent in south delhi”. Several neighbourhoods are searched more than the region itself.

Search phrase	Approx. monthly searches (Semrush, India)
flat for rent in saket	1,600
flat for rent in vasant kunj	1,300
flat for rent in malviya nagar	1,300
flat for rent in lajpat nagar	1,300
flat for rent in south delhi	880
flat for rent in hauz khas	590
flat for rent in munirka	260
flat for rent in greater kailash	210

Clarification: Semrush estimates for India, checked on 25 October 2026. Semrush’s trend data for the Saket phrase shows a sharp fall in the most recent months. These figures show search interest, not rents or availability.

2. Area by area: choosing by commute

In South Delhi, the right area depends mostly on your metro line and your office. A flat that looks close on a map can mean two changes of line or a slow road trip on the Mehrauli–Badarpur Road.

Vasant Kunj and Munirka

BedR had three flat listings here: a Munirka flat at ₹16,500, a 1 RK in Vasant Kunj at ₹19,000 and a Vasant Kunj flat at ₹30,000 in a listing tagged as a gated society with parking. Munirka is on the Magenta Line, with Vasant Vihar the next station. Vasant Kunj has no metro station open today. The Golden Line (Aerocity to Tughlakabad) will have a Vasant Kunj station, but it is still under construction: Hindustan Times reported in April 2026 that tunnelling was under way on the Aerocity to Vasant Kunj stretch. See current options on BedR’s Vasant Kunj listings page, which shows flats and PGs, and the Munirka listings page.

Saket, Malviya Nagar and Hauz Khas

These three are among the most searched South Delhi areas, but BedR had no flat listings labelled in them on 25 October 2026, so we do not quote rents. All three are on the Yellow Line, which runs north towards central Delhi and south towards Gurugram, and Hauz Khas is also an interchange with the Magenta Line. If you work in Gurugram or central Delhi, this belt saves a change of line.

Lajpat Nagar, Greater Kailash and Kalkaji

Lajpat Nagar and Kalkaji Mandir are on the Violet Line, and Greater Kailash and Kalkaji Mandir are on the Magenta Line, which helps for Nehru Place, Okhla and Noida-side offices. BedR had no usable flat listings here on our data date. The only Kalkaji page was a PG with a starting value of ₹1,000, which we treated as a data error.

Chhatarpur, the Mehrauli belt and Dera Mandi

BedR’s three listings here have the widest spread: ₹10,000 in Dera Mandi, ₹18,000 in Chhatarpur and ₹45,000 in a listing labelled Chattarpur, the alternative spelling. Chhatarpur is on the Yellow Line. Dera Mandi is further south, so check road travel time at peak hours before you commit. Browse BedR’s Chhatarpur listings page for current options.

The Golden Line: useful later, not a reason to rent now

The Golden Line will run through Mahipalpur, Vasant Kunj, Chhatarpur, Saket G Block and Sangam Vihar to Tughlakabad. The Times of India reported on 13 September 2026 that only the first stretch, Tughlakabad to Sangam Vihar, was expected to open by December, with the rest opening in phases. Do not choose a flat on the assumption that a station near it will be running by a particular date.

If you value…	Look first at	Trade-off to check
Direct metro to central Delhi or Gurugram	Saket, Malviya Nagar, Hauz Khas, Chhatarpur (Yellow Line)	No BedR flat listings in Saket, Malviya Nagar or Hauz Khas on our data date
Airport side, JNU or IIT side	Munirka, Vasant Kunj	Vasant Kunj has no open metro station yet
Nehru Place, Okhla or Noida-side offices	Lajpat Nagar, Kalkaji, Greater Kailash	No usable BedR flat listings on our data date
Lower advertised rents	Dera Mandi, Chhatarpur	Longer road travel; check water supply and building condition

Clarification: based on BedR advertised starting rents on 25 October 2026 and the metro lines open on that date, not a ranking of areas.

3. 1 RK, 1BHK or 2BHK: what to ask for

Searches for “1 bhk flat for rent in south delhi” (about 170 a month) and “2 bhk flat for rent in south delhi” (about 140) are small next to the neighbourhood searches, according to Semrush. BedR’s pages are thin on size: only the Vasant Kunj 1 RK states it.

Size	Usually suits	Questions to ask
1 RK	One person on a tight budget	Is the kitchen a separate space? Is there a separate electricity meter?
1BHK	One person or a couple	Carpet area, furnishing, whether the bedroom has ventilation
2BHK	A couple working from home, or two to three friends	Will every flatmate be named in the agreement? How is the deposit split?

Clarification: general guidance, not drawn from BedR rent data. BedR’s South Delhi listings mostly do not state BHK size.

4. Deposit, agreement and registration in Delhi

The deposit is agreed with the owner

There is no single South Delhi deposit rule in practice. The Delhi Rent Control Act, 1958 does not apply to premises whose monthly rent exceeds ₹3,500 (Section 3(c)), which covers every flat in BedR’s South Delhi sample. In those cases, the deposit, increases and notice period come down to what you and the owner sign. The newer Delhi Rent Act, 1995 has still not been brought into force: Hindustan Times reported in May 2026 that the Centre told the Supreme Court that notifying it is a policy decision.

Write these into the agreement:

The deposit amount, the refund timeline and what can be deducted.
The rent, the due date and any annual increase.
Maintenance, electricity and water charges, and who pays each.
The lock-in period and the notice period for both sides.
Every adult occupant’s name.

When registration is compulsory

Under Section 17(1)(d) of the Registration Act, 1908, a lease for any term exceeding one year, or from year to year, must be registered. This is one reason many Delhi agreements are written for 11 months. Stamp duty also applies to rent agreements; confirm the current rate when you buy the e-stamp paper. For a sample clause list, see our 11-month rent agreement guide.

Agreement term	Registration under the Registration Act	What to check
Up to 11 months	Not compulsory	Stamp duty paid, both parties’ signatures, renewal terms
More than one year, or year to year	Compulsory	Registration with the Sub-Registrar before you rely on it

Clarification: a summary of Section 17(1)(d) of the Registration Act, 1908, checked on 25 October 2026. It is not legal advice; take advice for unusual terms.

5. Police verification of tenants in Delhi

Delhi Police treats tenant verification as mandatory and books landlords who skip it. The Times of India reported in April 2026 that 896 cases had been registered under Section 223 of the Bharatiya Nyaya Sanhita in the first three months of 2026. The duty to submit the details sits with the owner, and police say it can be done online or at the local police station.

As a tenant, you can make it easy:

Give the owner a copy of your identity proof and a photograph.
Ask whether they will register you online through the Delhi Police citizen services “tenant registration” option or submit the Tenant Verification Form at the local police station.
Ask for a copy of the acknowledgement for your records.

6. A checklist before you pay

Step	What to do
Visit	See the actual flat, not just photos, at the time of day you would commute
Ownership	Ask who owns the flat and whether the person showing it can sign the agreement
Costs	Confirm rent, deposit, maintenance and electricity in writing
Agreement	Read every clause, pay stamp duty, register if longer than a year
Police	Confirm your details have been given to Delhi Police
Payments	Pay traceably and keep a receipt for every payment

Clarification: a general checklist, not a list of legal requirements.

Warning signs

A deposit or token amount demanded before you have seen the flat. Do not pay for a flat you have not visited.
The person showing the flat cannot say who owns it. Ask directly before paying.
Refusal to give receipts or put the refund terms in writing.
Rent far below similar flats nearby with no clear reason. Ask why before you commit.

7. Flat or PG in South Delhi

A full flat gives you privacy and your own kitchen, but you take on the deposit, agreement, utilities and housekeeping. If you are new to Delhi or staying for a short time, a PG can be the easier first step. PG prices are a different product and are not comparable with the flat rents above: on 25 October 2026, BedR’s usable South Delhi PG listings were a girls’ PG in Vasant Kunj from ₹15,000 and a boys’ PG in Okhla at ₹5,500 to ₹6,500.

Choose a full flat if…	Choose a PG if…
You want privacy, your own kitchen and control of guests	You want meals and housekeeping included
You are staying a year or more	You are new to the city or on a short stay
You can manage the deposit, agreement and utilities	You want fewer upfront costs and less paperwork

Clarification: PG figures are advertised starting prices on two BedR PG listing pages on 25 October 2026, not confirmed prices or availability.
