Looking for a flat for rent in Bellandur or Marathahalli? Choose Marathahalli if you want more mid-range flats and an easier link to Whitefield and Old Airport Road; choose Bellandur if your office is at RMZ Ecospace, RMZ Ecoworld or along Sarjapur Road and you can pay more to cut the commute. On 25 October 2026, BedR’s seven advertised full-flat listings within 6 km of the two areas ranged from ₹18,000 to ₹60,000 a month. Your office location and the monsoon-season commute should decide which side you pick.

Bellandur and Marathahalli sit on the same stretch of Bengaluru’s Outer Ring Road (ORR), about 4 km apart, and many people moving to east Bengaluru shortlist both. This guide compares them on office proximity, the kinds of flats advertised on BedR, metro progress, monsoon waterlogging and the paperwork that applies to both. It is written for working professionals, couples and small families looking for a whole flat. If you want a PG bed instead, see the PG section below.

Rent figures are advertised starting rents from BedR listing pages on 25 October 2026, grouped by which reference point each listing is nearer to. They are not confirmed rents or availability. See the methodology note below.

1. Where Bellandur and Marathahalli are, and how they connect

The ORR corridor in one paragraph

Marathahalli grew around the bridge where the ORR crosses Old Airport Road (HAL Airport Road). Bellandur lies a few kilometres south along the ORR, near the lake of the same name and the large tech parks around it. Between them are Kadubeesanahalli, Devarabeesanahalli and Panathur. Sarjapur Road branches off to the south-east and Whitefield is to the north-east. For tenants the two areas are effectively one rental market, split by which end of the corridor you need to reach every day.

Office parks on each side

Office cluster	Approximate side	Notes for flat hunters
RMZ Ecospace	Bellandur	Doddakannelli, Kodathi and Sarjapur Road societies are the usual options
RMZ Ecoworld	Bellandur / Devarabeesanahalli	Flats on either side of the ORR can work; check U-turns and service roads
Embassy TechVillage	Devarabeesanahalli (between the two)	Panathur and Kadubeesanahalli are close; compare road access as well as distance
Prestige Tech Park	Kadubeesanahalli (Marathahalli end)	Chinnapanna Halli, Panathur and Marathahalli bridge areas
Whitefield and ITPL offices	North-east of Marathahalli	Marathahalli-side flats shorten this commute

Office park locations are taken from published 2026 office-market guides (for example this 2026 list of Bangalore tech parks). Confirm your exact office gate and shift timings before shortlisting.

2. Flat rents on BedR near Bellandur and Marathahalli (25 October 2026)

In an analysis of 24 Bengaluru listing pages identified through BedR’s sitemap on 25 October 2026, we found 7 full-flat listings within 6 km of either Marathahalli bridge or RMZ Ecospace. Their advertised starting rents ranged from ₹18,000 to ₹60,000 per month. These figures describe advertised listings, not confirmed availability. Because there are fewer than ten flats, we give ranges and individual values, not a median.

Marathahalli side

BedR listing locality	Advertised starting rent (₹/month)	Approx. distance to Marathahalli bridge
Chinnapanna Halli	18,000	1.5 km
Chinnapanna Halli	25,000	0.9 km
Panathur	40,000	2.4 km
Basavanagara	45,000	2.6 km

Straight-line distances from each listing’s map pin, not road distances. Rents are the owners’ advertised starting figures on one date and may change. BHK, furnishing and deposit were not stated in the listing data.

You can browse the current Marathahalli-side flats on BedR’s Chinnapanna Halli page and Panathur page. These pages are titled “PG in …” but list flats too.

Bellandur side

BedR listing locality	Advertised starting rent (₹/month)	Approx. distance to RMZ Ecospace
Doddakannelli	28,000	2.5 km
Somasundarapalya	60,000	4.1 km
Kodathi	20,000	5.4 km

Straight-line distances from each listing’s map pin. Somasundarapalya is on the HSR Layout–Agara side and Kodathi is towards Carmelaram on Sarjapur Road, so road commutes can be longer than these figures suggest. Values are advertised starting rents only.

For flats closest to Ecospace, start with the Doddakannelli page.

What the numbers do and do not tell you

The ranges overlap. Both sides had listings in the ₹18,000–₹28,000 band, so the area alone does not set your budget.
The top end was on the Bellandur side (₹60,000 at Somasundarapalya), which fits the larger gated-society stock there, but one listing is not a trend.
BedR has no listings labelled Bellandur or Marathahalli themselves, only in the surrounding localities above. Ask owners for the exact society and pin before visiting.
Amenity tags on these pages (CCTV, lift, power backup, gated society, parking) are entered by owners. Check them in person.

3. Commute and metro: what changes in 2026–27

The KR Puram–Silk Board metro line

The Blue Line’s Phase 2A runs about 19.75 km along the ORR from KR Puram to Central Silk Board, with stations planned at Marathahalli and in the Bellandur area. As of 23 October 2026, The Indian Express reported that trial runs were expected from the end of October and that operations are targeted for mid-2027. It also reported that a hoped-for early partial opening from KR Puram towards Marathahalli may not get permission. The New Indian Express carried similar timelines.

For renters, this means:

Do not pay extra today for a metro that has not opened. Opening dates for Bengaluru lines have moved before.
If you sign an 11-month agreement now, the metro may still not be running when it ends.
A flat within walking distance of a planned ORR station may suit you better at renewal time, so note the station name when you compare.

Road commute trade-offs

If your office is at…	Shorter-commute side	What to check
RMZ Ecospace / Sarjapur Road	Bellandur side	Sarjapur Road and ORR junction queues at peak hours
Embassy TechVillage / RMZ Ecoworld	Either	Which side of the ORR your society exits onto; U-turn distance
Prestige Tech Park / Kadubeesanahalli	Marathahalli side	Panathur Road and the railway underbridge in rain
Whitefield / ITPL	Marathahalli side	Varthur Road and Old Airport Road traffic
HSR Layout / Koramangala	Bellandur side	Agara and Silk Board junction traffic

Test the commute at your actual shift time, ideally on a weekday, before you pay a token amount.

4. Monsoon waterlogging: the factor people forget

East Bengaluru’s ORR corridor has repeatedly flooded in 2026. On 16 October 2026 the Times of India reported that the Panathur railway underbridge had flooded for the fourth time in four months, with waterlogging also at Munnekolala near Marathahalli. The Hindu reported similar problems on 17 October 2026. In June 2026, after ORR flooding near Bellandur and Devarabeesanahalli, the Outer Ring Road Companies Association called for a corridor-wide drainage overhaul, according to Moneycontrol.

Monsoon checklist for any flat here

Ask neighbours or the society guard whether the access road or basement parking flooded this year.
Check whether your route to work uses an underbridge or a low-lying service road.
Look for damp patches, stained walls or a sump pump near basement parking.
Check whether the society has power backup for lifts and water pumps.

5. Costs beyond rent: deposit, maintenance and paperwork

Security deposit

Bengaluru is known for high rental deposits. Hindustan Times reported in July 2025 that landlords often ask for several months’ rent, with some demanding much more. In January 2026, The New Indian Express reported that Karnataka had passed the Karnataka Rent (Amendment) Bill, 2025. It added that a two-month deposit cap is widely discussed but landlords still demand far higher amounts, and that a state-specific tenancy framework was under discussion. Do not assume any cap applies to your flat. Negotiate the deposit, write it into the agreement and get a receipt for every payment.

Costs to budget for

Cost item	Who usually pays	What to confirm
Monthly rent	Tenant	Whether it includes society maintenance
Security deposit	Tenant (refundable)	Amount, refund timeline and allowed deductions, in writing
Society maintenance	Varies by agreement	Monthly amount and who pays it
Electricity and water	Tenant, usually	Meter type, water source (BWSSB, borewell or tanker) and average bills
Agreement stamping and registration	Often shared; varies	Stamp paper value and whether registration is needed for your term
Painting or cleaning on exit	Varies	Whether it is deducted from the deposit and how much
Contact or platform charges	Tenant, if applicable	Read the platform’s pricing before you pay

Who pays what depends on the agreement. Get every charge in writing before you transfer money.

Tenant police verification

In January 2026 Bengaluru City Police said tenant verification is mandatory for owners renting out property, according to News18. The report said details can be submitted at the local police station or online, and that owners renting to foreign nationals must also inform the police. Verification is the owner’s responsibility, but tenants should keep ID copies and a signed agreement ready.

6. Bellandur or Marathahalli: which should you choose?

Choose the Marathahalli side if…

Your office is at Prestige Tech Park, Kadubeesanahalli, Whitefield or along Old Airport Road.
You want more mid-range options; most of the BedR flats in our frame were on this side.
You don’t mind older or mixed housing stock near the bridge in exchange for shops, eateries and buses.

Choose the Bellandur side if…

Your office is at RMZ Ecospace or on Sarjapur Road, or your partner works in HSR Layout or Koramangala.
You prefer large gated societies with amenities and can budget for the higher end.
You can avoid the flood-prone underbridges on your daily route.

Consider somewhere else if…

Your budget is well below the ranges above. A PG or shared flat may make more sense (see below).
Your office is in Electronic City or north Bengaluru. BedR’s blog also has a Whitefield vs Sarjapur Road vs Electronic City comparison that covers those trade-offs.

7. If you want a PG instead of a flat

On 25 October 2026 BedR had no PG listings labelled Bellandur or Marathahalli. The two nearest PG or hostel listings in our frame were a boys’ PG on the Whitefield side (advertised ₹6,500–₹7,500 per month) and a co-ed hostel in HSR Layout Sector 6 (advertised ₹14,250–₹40,200 per month). Both are 4–6 km from the reference points. With only two listings these are examples, not a market range. Browse PGs across Bangalore on BedR for current options.

PG figures are advertised per-bed or per-room starting rents, kept separate from flat rents. They do not confirm availability.

8. Before you pay a token: viewing checklist

Visit at your commute time and drive or ride to your office once.
Confirm the exact society name, flat number and owner identity (matching ID and property documents).
Get rent, deposit, maintenance, notice period and lock-in written into the draft agreement.
Photograph the flat’s condition, including fittings and meter readings, on move-in day.
Pay by traceable methods (UPI or bank transfer) and keep receipts.
Ask the owner how they will complete police verification.

Methodology note

BedR listing figures come from the 24 Bengaluru listing pages in BedR’s sitemap on 25 October 2026, fetched between 15:12 and 15:13 IST. We read the advertised monthly starting rent and map pin from each page’s structured data. A listing was included if its pin was within 6 km (straight line) of Marathahalli bridge or RMZ Ecospace (approximate reference points). Each listing was grouped by the nearer point. Flats and PGs are reported separately. Values below ₹3,000, and flat values below ₹8,000, were to be excluded as likely data errors; none in the frame met those rules. Seven flats and two PG/hostel listings qualified; fifteen listings were outside the frame. With fewer than ten listings per category, we report ranges, not medians. Search-demand research used Semrush (India database). Google Search Console data was not available for this article. External facts are linked to dated news reports. Check the latest position before relying on them.
