The Maharashtra Tenancy Act typically caps security deposits at three months' rent for residential properties. In Kothrud, PG deposits are often 1-2 months' rent. Landlords must refund the deposit promptly after vacating, minus any legitimate deductions for damages beyond normal wear and tear or unpaid dues.
A standard one-month notice period applies for PG accommodations. Communicating your intent to vacate via recorded methods like a WhatsApp chat, if acknowledged, often holds legal admissibility as valid notice.
Landlords are obligated to provide rent receipts for all payments. These receipts must clearly state the amount, date, period covered, property address, and signatures of both parties for valid tax and record-keeping purposes.
