The Maharashtra Rent Control Act caps security deposits at three months' rent for residential premises. In Baner, landlords typically request one to two months' rent as a deposit. Renters have the right to a full refund within 15 days of vacating the property, provided all dues are cleared and no damages exist.
A standard one-month notice period applies when vacating a PG. Provide written notice, ideally via registered email or a WhatsApp chat that clearly shows acknowledgment from the owner. This ensures a smooth exit and deposit return.
Landlords must issue a rent receipt for every payment. Each receipt should detail the rent amount, date, property address, and landlord's signature. This serves as crucial proof of payment and is vital for HRA claims.
Demands for 'token' advance before property viewing. Unrealistically low rent for Baner's prime locations. Pressure to pay online without an in-person visit. Requests for personal banking details or OTPs
