The Maharashtra Rent Control Act, 1999, limits security deposits to a maximum of three months' rent for residential properties. In Kharghar, landlords typically request one to two months' rent. Tenants are entitled to a full refund of their deposit within 15 days of vacating, minus any legitimate deductions for damages beyond normal wear and tear.
A standard one-month notice period for vacating is common in Kharghar PG agreements. Always provide your notice in writing, even a clear WhatsApp chat can be admissible as proof. Review your tenancy agreement for any specific clauses regarding notice period terms and conditions.
Landlords in Kharghar are legally obligated to issue rent receipts for all payments received. Each receipt must clearly state the amount paid, date of payment, property address, names of landlord and tenant, and the rental period covered. These receipts are crucial for HRA claims and financial record-keeping.
Pressure for upfront token payment without property viewing.. PG owner demands Aadhaar/PAN details before a signed agreement.. Unbelievably low rent for a prime Kharghar location or all-inclusive amenities.. Landlord avoids providing a clear property address or physical viewing.
