The Maharashtra Rent Control Act, 1999, limits security deposits to three months' rent. In Kharghar, two to three months' rent is standard. Landlords must refund the deposit promptly upon tenancy termination, minus legitimate deductions for damages or unpaid utilities.
A standard 30-day notice period is typically required before vacating. Inform your landlord in writing, ideally via registered email or a verifiable WhatsApp thread, as digital records are admissible.
Landlords are legally obligated to provide a rent receipt for every payment. It must include the amount, date, property address, landlord's name, and tenant's name.
Pressure for advance payment without visit. Unrealistic rent for prime Kharghar locations. Insisting on cash payments only, no digital trail. Refusal to show PG documents or landlord ID
